Dormer loft conversions in Glasgow

A dormer is a box built out from the slope of your roof. It gives you real standing height and straight walls, which is why it's the usual choice when a loft is too low to use with rooflights alone. In Glasgow, published prices run from about £33,000 to £56,000.

We don't build dormers. We pass your enquiry to one independent local firm, who looks at the roof and quotes you. Free to use, no obligation.

What you get for the money

A dormer adds floor you can actually use, not just headroom in the middle. That's a big deal for a bed against the wall or a bathroom with a shower. The usual layout has a dormer across the back slope, with a stair coming up from the landing below.

Single dormers aren't the only kind. A hip-to-gable can be paired with a rear dormer on a semi, and an L-shaped dormer runs over a rear projection. A pitched-roof dormer can look softer than a flat-roofed box, but ask how much room you'd lose inside. If looks matter on your street, that's a fair conversation to have with a designer.

MyJobQuote's UK example of a £37,000 dormer has £6,400 of roof coverings, £4,400 of roof structure and £3,200 of steelwork, which is why width matters. The longer the dormer, the more of each. Project management, scaffolding, a new stair and the finish inside make up much of the rest. Your own quote should list those separately.

Planning and building warrant

You need a building warrant. The building standards technical handbook (April 2026) gives forming a dormer as an example of roof work that can't go ahead without one, and mygov.scot (24 November 2025) confirms it for loft conversions. The warrant covers structure, fire safety, insulation and stairs.

You may not need planning permission. Dormers are Class 1D in Circular 1/2024 (28 May 2024). It's permitted development on a house, as long as all of these hold:

It doesn't apply to flats at all. An extra check is worth making: an Article 4 Direction or an old planning condition can remove these rights from your property, and your council can tell you whether one does. mygov.scot's roof page (20 November 2025) says to confirm with the council either way.

The 10-metre rule catches more homes than you might expect. Short back gardens, common in terraces and in some newer estates, can fall short of it. It's one of the first things to measure.

What to ask about

Common questions

What's the difference between a dormer and a rooflight?

A rooflight sits flat in the slope and adds light, not space. A dormer sticks out of the slope and gives you floor area you can actually stand up on.

Can I have a dormer at the front?

Not under permitted development if the front of the house faces a road, so you'd need to apply for planning permission. Ask your council early what it thinks of dormers on the street side.

My dormer would be just over half the roof width. Does it matter?

Yes. The half-width limit is one of the conditions in the regulations, so a dormer over that line needs a planning application. Your designer may be able to adjust the size, or you can apply as it is.

Can a bungalow have a dormer?

Often, yes. MyJobQuote says dormers suit a wide range of homes, from bungalows to semis. The same limits apply.

How do I prove it's permitted development?

You don't have to apply for anything, but many solicitors like to see proof when you sell. Ask your council about a certificate of lawfulness, which confirms a proposal is lawful.
